Terms and Conditions
Bidding will begin on Monday February 3, 2025. Staggered closing will begin at 7pm on February 10, 2025. All bidders must register to bid. When you register you will agree to the terms and conditions of the auction and will comply with the terms and conditions therein.
Bidding will take place online at bid.bidfink.com. Should you not have access to the internet, Fink Auction and Appraisal LLC can make arrangements for absentee bidding. Contact auctioneer for details.
The successful high bidder will be required to sign a Real Estate Auction Purchase Agreement within 24 hours upon conclusion of the bidding. This document will be sent via Dotloop and is required to be signed within 24 hours of the conclusion of the auction.
10% buyers premium will be charged to the bidder and will be based off the final bid price. The final winning bid price plus the 10% buyers premium will be added together to determine the final purchase price.
This property will close through Lawyers Title: 100 S. Main Ave. #101-C Sidney, Ohio 45365
A non refundable $5,000 deposit will be made to Lawyers Title via cashiers check, or electronic wire within
24 hours of close of auction.
Winning bidder must close 35 days after close of bidding or forfeit the $5,000 down payment.
This property is selling “as is” “where is” and is not subject to contingencies of any kind including, but not limited to, inspections, financing, or appraisal.
Seller will provide buyer with clear equitable title at closing. Buyer will take full possession of the property at closing.
Failure to adhere to any of the terms and conditions of the auction will constitute default and the Purchaser will be in breach of contract. Purchaser will be responsible for all legal fees and damages associated with the breach of contract from Fink Auction and Appraisal LLC, and the seller.
Broker participation is welcomed. 2% of final bid price is being offered. Broker/Agent must register his client 48 hours prior to the auction, and prior to the buyer registering for the auction. No Exceptions. A Broker Participation Agreement can be requested by email at auctions@bidfink.com or by calling the auctioneer at 937-416-6779.
